BASIX Certificate Explained: A Complete Guide for NSW Builds

By ESD Consultants Team

If you're building or renovating in New South Wales, you'll need a BASIX certificate before you can get development approval. Here's your complete guide to understanding and obtaining one.

What Is BASIX?

BASIX (Building Sustainability Index) is an NSW Government policy that ensures new homes and renovations meet sustainability targets for water, thermal comfort, and energy. It's separate from the national NatHERS system, though both address energy efficiency.

When Do You Need a BASIX Certificate?

A BASIX certificate is required for all new residential dwellings in NSW, alterations and additions over $50,000, and swimming pools and spas. It must be submitted with your Development Application (DA) or Complying Development Certificate (CDC).

The Three BASIX Targets

Your design must meet targets across three areas: water efficiency (reducing potable water consumption), thermal comfort (comfortable temperatures without excessive heating/cooling), and energy use (reducing greenhouse gas emissions from energy consumption).
